This can be difficult to do, especially when you don't have the MLS at your fingertips like a licensed agent will. Knowing what criteria matters in finding the right "comps"-finding sold houses nearby, preferably within 1-3 months, the same number of bedrooms/bathrooms, square footage, property acreage, similar level of finish and many other things go into finding accurate comparable properties.

Buying a house requires several skills to accomplish the task.
